If you’re in the market for a ski home and have a cool $36 million lying around, this house might be the perfect move. 

Located in Ketchum, Idaho, the brand-new 8,665-square-foot “River Lodge” house is currently up for sale. Sitting on 2.1 acres of land along the Big Wood River, the property overlooks the nearby Sun Valley Resort and offers pristine views of its mountains. To make the property all the more alluring, it is just a walking distance from the River Run Day Lodge at the base of Sun Valley.

The six-bedroom, seven-bathroom home is designed for entertaining, with enough space to accommodate a large family or a group of guests during ski season. But in addition to its family-friendliness, the home is filled with unique features and amenities that add to its high value.

A terrace on the lodge’s upper level gives the best view of Sun Valley’s Bald Mountain, and homeowners can enjoy that view from the terrace’s jacuzzi. Next to the jacuzzi is a fire pit and outdoor lounge area, perfect for enjoying a morning coffee while taking in the fresh air and mountain views. Before entering the terrace, another lounge room with a pool table and extra-large windows offers another way to enjoy the scenery without ever going outside.

Its description as “one of the finest riverfront estates ever offered in the Wood River Valley” is one that truly fits the River Lodge. And for a skier, this home feels like a dream come true. The Sun Valley Resort is within walking distance, and at-home views of the resort make it feel like you never truly leave the mountain. The home features a jacuzzi, perfect for relaxing after long days on the hill, and the lodge aesthetic makes it feel like it sits right at the foot of the mountain. And with plenty of room to store skis and other equipment, the home seems to have been truly designed with skiing in mind.

The house was designed by award-winning Ro Rocket Design, based in Sausalito, California. The architecture and design firm has designed dozens of mountain homes, including many in Aspen, Colorado; Tahoe, California; and Park City, Utah. Ro Rockett’s design of the River Lodge was so popular that it was selected to receive the 2026 SARA California Design Award, according to developer Presidio Development.

For skiers, however, the River Lodge’s biggest luxury may be its location. Sun Valley’s River Run base area is within walking distance, while Bald Mountain dominates the view from the property. After a day on the slopes, owners can return to the lodge, soak in the outdoor jacuzzi and watch the mountain from their own terrace. At $36 million, the River Lodge is obviously aimed at a very small pool of buyers, but for someone with deep pockets, this ski home is the complete package.
