

Two ski-in, ski-out homes within Big Sky, Montana‘s Spanish Peaks Mountain Club, are going under the hammer, and either one could sell for whatever the highest bidder is willing to pay.

The homes, both owned by Mark and Jennifer Kozubal, were listed for a combined $13 million. They will be sold with no reserve through Platinum Luxury Auctions, run by founder and president Trayor Lesnock, working alongside listing agents Greg Smith and Amelia Turbyfill of Engel & Völkers.


The larger home sits at 580 Outlook Trail in the Highlands neighborhood and spans 4,208 square feet with five bedrooms and five bathrooms. Built in 2023, it was first listed at $7.25 million before being reduced to $6.68 million. Features include a chef’s kitchen, a private hot tub, stone outdoor fireplace seating along the adjacent ski trail, a full audio-visual system, and a dedicated eight-locker ski boot room with direct trail access. The home sits at the end of a quiet street, giving it a degree of seclusion that’s hard to find within a private club community.
The second property, at 85 N Outlook Loop, offers 2,914 square feet across four bedrooms and 3.5 bathrooms. It came to market in January at $6.25 million. The home has direct groomed ski access connecting to Big Sky Resort terrain, open living areas, and year-round systems including whole-home water purification and humidity control. Both properties include full Spanish Peaks Mountain Club membership access: a Tom Weiskopf-designed 18-hole championship golf course, a 10-hole par-3 course, preferred access to Montage Big Sky, and a private clubhouse.

Lesnock pointed to the community’s pricing floor as the reason no-reserve bidding makes sense here. “Single-family homes within Spanish Peaks have solidly maintained an entry point of at least $5 million,” he said, “so the ability for buyers to ‘name their price’ in these without reserve auctions represents a substantial purchase opportunity compared to this status quo.”
