Dob\u00e2nzi ipotecare ridicate \u00een Rom\u00e2nia<\/h2>\n<p>Un alt argument central este\u00a0<a href=\"https:\/\/adevarul.ro\/economie\/preturile-foarte-mari-ale-locuintelor-vor-continua-2529599.html\">costul creditelor ipotecare<\/a>, considerat semnificativ mai mare dec\u00e2t \u00een alte state europene.\u00a0<i>\u201eRom\u00e2nii pl\u0103tesc cele mai mari dob\u00e2nzi la creditele ipotecare din Europa\u201d<\/i>, sus\u021bine Georgescu.<\/p>\n<p>Acesta afirm\u0103 c\u0103 \u00een aprilie 2026 dob\u00e2nda medie la creditele ipotecare din Rom\u00e2nia este de 8,5% DAE, \u00een timp ce \u00een Bulgaria este de 3,5% DAE.<\/p>\n<p>Pentru a<br \/>\nilustra diferen\u021ba, el prezint\u0103 un calcul comparativ pentru un credit de 100.000<br \/>\nde euro pe 30 de ani: Rom\u00e2nia: dob\u00e2nd\u0103 total\u0103 aproximativ 195.000 de euro; Bulgaria:<br \/>\ndob\u00e2nd\u0103 total\u0103 aproximativ 57.000 de euro.\u00a0<\/p>\n<p><i>\u201eDiferen\u021ba: 138.000 de euro \u2014 pentru acela\u0219i apartament, acela\u0219i credit, acela\u0219i num\u0103r de ani. Un rom\u00e2n pl\u0103te\u0219te de 3,4 ori mai mult dob\u00e2nd\u0103 dec\u00e2t un bulga<\/i>r\u201d, afirm\u0103 economistul.<\/p>\n<p>Acesta adaug\u0103 c\u0103 a realizat o simulare detaliat\u0103 \u00eentr-un fi\u0219ier Excel privind ratele bancare.<\/p>\n<h2>3. Depopulare \u0219i locuin\u021be neocupate<\/h2>\n<p>Georgescu mai sus\u021bine c\u0103 Rom\u00e2nia este \u021bara cea mai afectat\u0103 de depopulare din Europa \u00een ultimele dou\u0103 decenii, conform datelor Eurostat.<\/p>\n<p><i>\u201eRom\u00e2nia este cea mai depopulat\u0103 \u021bar\u0103 din Europa \u00een ultimii 20 de an<\/i>i\u201d, afirm\u0103 acesta.<\/p>\n<p>\u00cen acela\u0219i timp, el sus\u021bine c\u0103 aproximativ 25% dintre locuin\u021bele din Rom\u00e2nia sunt goale, inclusiv \u00een Bucure\u0219ti, unde acestea sunt eviden\u021biate prin lipsa consumului la \u00eentre\u021binere.<\/p>\n<h2>4.
