Foto arhiv\u0103<\/div>\n<\/div>\n<p>Pia\u021ba caselor din zona periurban\u0103 arat\u0103 o polarizare clar\u0103:<a href=\"https:\/\/adevarul.ro\/economie\/paradoxul-locuirii-in-romania-de-ce-avem-atat-de-2510623.html\" target=\"_blank\"> Cluj \u0219i Bucure\u0219ti conduc deta\u0219at la pre\u021buri, cu valori care dep\u0103\u0219esc uneori 2.600\u20133.000 euro\/mp<\/a>, \u00een timp ce \u00een zonele mai pu\u021bin dezvoltate din jurul Constan\u021bei sau Ia\u0219iului se pot g\u0103si locuin\u021be la jum\u0103tate de pre\u021b sau chiar mai pu\u021bin.<\/p>\n<p>Diferen\u021bele sunt generate \u00een principal de infrastructur\u0103, cerere ridicat\u0103 \u0219i extinderea urban\u0103 accelerat\u0103, care transform\u0103 treptat multe comune \u00een adev\u0103rate suburbii ale marilor ora\u0219e.<\/p>\n<h2>Cele mai scumpe zone periurbane: Bucure\u0219ti \u0219i Cluj conduc clasamentul<\/h2>\n<p>\u00cen topul na\u021bional al celor mai scumpe localit\u0103\u021bi unde po\u021bi cump\u0103ra o cas\u0103 se afl\u0103 zonele din jurul Bucure\u0219tiului, Cluj-Napoca, Bra\u0219ov \u0219i Timi\u0219oara.<\/p>\n<p>Cea mai scump\u0103 localitate din Rom\u00e2nia este \u0218tef\u0103ne\u0219tii de Jos (jud. Ilfov), aflat\u0103 la aproximativ 15 km de Capital\u0103, unde pre\u021bul mediu ajunge la 2.681 euro\/mp util. Pe locul al doilea se afl\u0103 Feleacu, l\u00e2ng\u0103 Cluj-Napoca, cu 2.635 euro\/mp util, urmat de Voluntari (2.307 euro\/mp), Dumbr\u0103vi\u021ba (2.169 euro\/mp), Flore\u0219ti (2.017 euro\/mp), Corbeanca (2.007 euro\/mp) \u0219i Cristian (2.000 euro\/mp).<\/p>\n<p>\u201e<i>Vedem o preferin\u021b\u0103 clar\u0103 a familiilor cu copii, un trend declan\u0219at \u00een pandemie care a devenit acum o alegere de stil de via\u021b\u0103<\/i>\u201d, explic\u0103 Daniel Crainic, director de marketing Imobiliare.ro, care subliniaz\u0103 c\u0103 pre\u021burile din periurban au ajuns comparabile cu apartamentele mari din ora\u0219e.<\/p>\n<h2>Bucure\u0219ti: suburbii mai scumpe dec\u00e2t Capitala<\/h2>\n<p>\u00cen zona Capitalei, pre\u021bul mediu al caselor din ora\u0219 este de aproximativ 2.316 euro\/mp util, \u00een timp ce \u00een periurban media este de 1.723 euro\/mp util. Totu\u0219i, anumite localit\u0103\u021bi dep\u0103\u0219esc Bucure\u0219tiul.<\/p>\n<p>Cel mai scump exemplu este \u0218tef\u0103ne\u0219tii de Jos, unde oferta este limitat\u0103 \u0219i orientat\u0103 spre segmentul premium. Urmeaz\u0103 Voluntari \u0219i Corbeanca, ambele cu pre\u021buri de peste 2.000 euro\/mp util.<\/p>\n<p>La polul opus, cele mai accesibile zone sunt M\u0103gurele (1.346 euro\/mp), Berceni (1.392 euro\/mp) \u0219i Bragadiru (1.430 euro\/mp). Comuna Berceni se remarc\u0103 \u00eens\u0103 printr-o ofert\u0103 foarte mare de locuin\u021be, fiind una dintre cele mai active pie\u021be reziden\u021biale din jurul Capitalei.<\/p>\n<h2>Cluj-Napoca: cea mai scump\u0103 pia\u021b\u0103 imobiliar\u0103 din Rom\u00e2nia<\/h2>\n<p>Cluj-Napoca r\u0103m\u00e2ne ora\u0219ul cu cele mai ridicate pre\u021buri pentru case, cu o medie de 3.454 euro\/mp util, \u00een cre\u0219tere anual\u0103 de aproximativ 6%.<\/p>\n<p>\u00cen zona periurban\u0103, Feleacu este cea mai scump\u0103 localitate, urmat\u0103 de Flore\u0219ti, unde pre\u021burile dep\u0103\u0219esc 2.000 euro\/mp util, dar au \u00eenregistrat u\u0219oare sc\u0103deri recente. De ce avem at\u00e2t de multe locuin\u021be neocupate \u0219i cum poate influen\u021ba acest fenomen pre\u021burile<\/span><\/a><\/p>\n<p>Flore\u0219ti se remarc\u0103 printr-o ofert\u0103 extins\u0103, similar\u0103 cu Pope\u0219ti-Leordeni din zona Bucure\u0219tiului, devenind practic o extensie urban\u0103 a Clujului.<\/p>\n<h2>Timi\u0219oara: Dumbr\u0103vi\u021ba, cea mai scump\u0103 suburbie<\/h2>\n<p>\u00cen Timi\u0219oara, pre\u021bul mediu al caselor este de aproximativ 1.987 euro\/mp util. \u00cen schimb, \u00een Dumbr\u0103vi\u021ba, una dintre cele mai dezvoltate suburbii din \u021bar\u0103, pre\u021burile dep\u0103\u0219esc 2.100 euro\/mp util.<\/p>\n<p>Urmeaz\u0103 Ghiroda (1.875 euro\/mp) \u0219i Giroc (1.822 euro\/mp).
